Painted Steel

Steel panels with a baked-on finish. A wide range of colors and profiles, including cool-roof finishes that reflect solar heat. Common on residential re-roofs where the homeowner wants a specific appearance.

Residential

Metal works on almost any residential roof geometry that tile or shingle would fit. Standing-seam is the most popular residential metal system in Yuma, with clean lines, a long service life and good resale appeal. Painted-steel panels in shingle or shake profiles are an option for homeowners who want metal performance with a more traditional appearance.

Installation Considerations

Metal roofs fail less often than other systems, but when they do fail, the cause is almost always in the details. The things we pay attention to on every metal install include:

  • Fastener choice. Screws with proper EPDM washers, torqued to spec. Overdriven screws are the single most common failure point on exposed-fastener metal roofs. They crush the washer and leave a leak path.
  • Hidden-clip systems on standing-seam. Standing-seam panels expand and contract with temperature. Clips let them move without shearing fasteners or telegraphing stress into the deck.
  • Flashings at penetrations and transitions. Skylights, HVAC curbs, vent pipes and wall tie-ins all need flashings sized and fastened specifically for a metal roof. Shingle-era flashing details do not transfer directly.
  • Thermal movement. Yuma roofs see 50°F+ daily swings in summer. Panels, fasteners and flashings all have to accommodate that without fatiguing.
  • Galvanic separation. Mixed-metal contacts (copper on galvalume, aluminum on painted steel) need to be isolated to prevent galvanic corrosion.

 

What Affects Cost

Metal roofs cost more up front than asphalt shingle, but their service life usually makes them the cheaper long-term option. The main cost variables:

  • System type. Standing-seam costs more than exposed-fastener galvalume. Painted finishes cost more than bare galvalume.
  • Panel gauge and coating. Heavier gauge steel and higher-grade coatings cost more but last longer.
  • Roof geometry. Hips, valleys, skylights and penetrations drive labor. A simple gable roof is cheaper to install than a complex hip-and-valley.
  • Tear-off and deck repair. If the existing roof has to come off or the deck needs repair after tear-off, those costs are separate line items. We document anything we find under the old roof before billing a change order.
