Clay Tile vs Concrete Tile

Clay and concrete tile solve the same problem. A durable, fire-resistant, heat-tolerant roof that suits our southwestern architecture, but they trade off differently. Here is how we think about it:

Clay Tile

  • Service life: 50 to 100 years with proper maintenance
  • Appearance: Authentic Mediterranean and mission profiles, with colors that come from the clay itself and do not fade
  • Weight: It's heavier, so your structure must support it
  • Cost: Highest up-front cost of common roof materials
  • Brittleness: Individual tiles can crack from foot traffic or impact; planned walkways prevent most of this

Concrete Tile

  • Service life: Up to 50 years with proper maintenance
  • Appearance: Wide range of profiles including flat, low-profile and barrel; color is surface-applied
  • Weight: Still heavy. It's lighter than clay but heavier than shingle
  • Cost: Lower up-front than clay but still a premium roofing material
  • Color: The surface finish can fade over decades; most homeowners re-coat or simply accept the patina

 

Why Tile Suits Yuma’s Climate

Tile is one of the oldest roofing materials in continuous use, and it is still one of the best matches for southern Arizona. Reasons it works here:

  • Heat resistance. Tile is not damaged by high surface temperatures the way asphalt shingle is. It does not soften, curl or lose granules.
  • UV resistance. Clay’s color is baked in, so it does not fade under Yuma’s year-round sun. Concrete finishes can fade but the structure does not degrade from UV.
  • Natural ventilation. The curved profile of barrel and mission tile creates an air gap between the tile and the roof deck. That gap helps vent heat before it reaches the attic.
  • Fire resistance. Tile is non-combustible and carries the highest fire-resistance ratings.
  • Longevity. Over a 60- to 80-year ownership horizon, tile is often the cheapest roofing material on a per-year basis.

 

Common Tile Roof Issues

Tile roofs do not fail the way asphalt shingle roofs fail. The tile itself is often still sound after decades. What usually fails first are the components underneath and around it.

Underlayment failure

On a tile roof, the tile is a rain-shedding and protective layer. The real waterproofing is the underlayment beneath it. Underlayments degrade with UV and heat and typically fail long before the tile. A tile re-roof usually means removing the tile, replacing the underlayment, and re-installing the original tile.

Cracked or slipped tiles

Individual tile damage from foot traffic, impact or thermal stress is common and almost always repairable. We replace broken tiles and re-secure slipped ones without touching the rest of the roof.

Ridge and hip failures

The mortar or foam that secures ridge and hip tiles can crack, loosen or fail over time. Re-bedding ridge tiles is a common repair on older tile roofs.

Flashing and penetrations

Metal flashings at chimneys, skylights and wall tie-ins have their own lifespan. Re-flashing a tile roof is often needed at the same time as an underlayment replacement.

 

Tile Repair vs Tile Re-Roof

The distinction matters because the cost difference is large:

  • Tile repair. Replacing individual broken tiles, re-bedding ridge or hip, patching flashings, or redoing a localized section of underlayment where a leak is isolated. A repair preserves the rest of the roof.
  • Tile re-roof. Removing all of the tile, replacing the underlayment (and the battens if present), repairing or replacing any damaged tile, and re-installing. The original tile can usually be reused, and broken or unmatched tiles get replaced. A re-roof resets the service clock for decades.

The question of which one you need is usually answered by a thorough inspection. If the underlayment is widely failed, spot repairs will not hold for long. We write honest estimates. If a repair is the right call, we say so; if a re-roof is the right call, we say that too.
