Repair or Replace? How to Decide

A roof replacement is a bigger project than a repair, and it is not always the right call. We write a lot of repair quotes, and we also save customers from paying twice when a repair would have been throwing money at a roof that needs to come off. Here is how we think about it:

Age

Asphalt shingles in Yuma typically last 15 to 25 years depending on the grade and UV exposure. Concrete tile can last 40 to 50 years, clay 50 to 100. Metal, 40 to 70 years. If the roof is near the end of its expected life, repair dollars often do not pay back.

Extent of damage

Spot repairs make sense when the damage is localized. When the underlayment under a tile roof is widely failed, or when an asphalt shingle roof has lost granules across the field, replacement is usually the right call.

Energy impact

Older roofs in Yuma often pair with inadequate attic insulation and aging underlayments that bleed heat into your house. A replacement is a chance to add attic insulation or spray foam at the same time.

Sale or refinance on the horizon

A roof in declining condition can affect appraisals and insurability. If you expect to sell or refinance in the next few years, replacing a marginal roof often pays for itself in avoided disclosure issues and faster closings.

Our Replacement Process

Every replacement follows the same structure, whether it is a single-family home in Yuma or a commercial building in Somerton.

  1. Free estimate. We walk your roof, measure, document existing conditions, and talk with you about material and your budget. You get a written proposal.
  2. Material selection. We help you compare options (tile, shingle, metal, or flat-roof system) against your budget, expected service life and appearance.
  3. Scheduling and permits. We pull the permits and schedule the job. Most residential replacements take 2 to 5 working days once we start; larger commercial projects vary.
  4. Tear-off and deck inspection. We remove the old roof and inspect the deck. If we find rot, delamination, or other issues that were not visible before tear-off, we tell you, we photograph it, and we give you a written change order before repairing it.
  5. Install. We install the new underlayment, flashings and roof covering to manufacturer specifications. Every step is done by our own crew.
  6. Walkthrough and cleanup. We walk the completed roof with you, explain what we did, and magnet-sweep the yard for stray nails.
  7. Warranty paperwork. You get the manufacturer warranty for your new roof system, plus our workmanship warranty in writing.

Material Overview

A quick guide to the systems we install most often in Yuma. Each material has a dedicated page with more detail.

Tile (Clay and Concrete)

Long-lived, heat-resistant, and stylistically at home in southern Arizona. It's heavier than other systems, so your structure must support it. More on tile roofing →

Asphalt Shingle and Cedar Shake

The most cost-accessible option. High-heat-rated asphalt shingles extend service life in Yuma’s sun. Cedar shake adds texture and appearance at the cost of more maintenance. More on shingle roofing →

Metal (Standing Seam, Galvalume)

Reflective, long-lived, wind-resistant. A strong match for Yuma’s sun and monsoon winds. Works on residential and commercial. More on metal roofing →

Flat-Roof Systems (TPO, EPDM, Modified Bitumen, BUR)

The backbone of the Yuma commercial roofing market. Each system has its place. We help you pick the right one for your building. More on commercial roofing →

Financing Your Roof Replacement

A roof replacement is a large purchase. We partner with Hearth so you can finance the project without tapping your home equity:

  • Loans up to $250,000
  • Funding in 1 to 3 days
  • No prepayment penalties
  • No home-equity required
  • Checking rates does not affect your credit score

We also offer senior and military discounts on every project, just mention it when we talk. See financing details →

Pair Your Roof Replacement With Insulation

Roof replacement is the best possible moment to upgrade attic insulation. The attic is easier to access when the roof is open and any existing deficiencies are visible, and the combined job is usually priced more efficiently than doing the two separately.

Ask us about spray foam insulation or attic insulation as part of your replacement quote. We are one of the few Yuma-area contractors licensed to do both the roof (ROC C-42 and L-42) and the insulation (ROC C-40) under our own name.
